However, we recommend that non-relative roommates purchase their own separate policy. This avoids complications if your living arrangements change or there is a claim impacting only one individual. If you have a spouse, your spouse would be considered a named insured as they are automatically included based on the policy language.

    This individual is only allowed to request a copy of the policy and/or make a payment. For the ability to make policy changes, this individual would need to also be listed out as an Authorized User.

    IMPORTANT: PROPERTY MANAGERS, LANDLORDS, AND SELF-STORAGE FACILITIES, SHOULD ONLY BE LISTED AS AN INTERESTED PARTY.

The deductible you select is the amount you will pay toward a covered loss. As an example, if you select a $500 deductible you will pay the first $500 for each covered loss under the policy, and the insurer will pay the remainder.

Personal Property coverage is the part of your policy that pays for your belongings whether they are at home or anywhere in the world if they are damaged by one of the covered perils.

Examples of personal property:

Clothes, furniture, kitchen appliances, linens, draperies, dishes/cookware, outdoor equipment, tools, CDs/DVDs, fitness/sports equipment, home decoration, and even cleaning supplies.

Your policy also includes limited coverage for loss by theft for things such as jewelry, watches, firearms, and furs. If you need additional coverage above the limits outlined in your policy, please give us a call at 800-258-5126.

Examples of items not covered:
Your policy does not cover losses or injuries for the following:
• Losses or injuries incurred on watercraft
• Property covered by another type of insurance
• Animals including birds or fish
• Motor vehicles
• Aircrafts

Personal Liability Coverage is financial protection for you and your family against lawsuits and legal expenses from accidental injuries or property damage to another when you are found legally liable. If you cause damage to your rental unit or to your neighbor's property, this coverage pays the property manager/owner for damage to the unit as a result of the following perils: Fire, Water Damage, Smoke, and Explosion. The liability coverage has no deductible. An example is your guest falls because of your icy sidewalk and sustains injuries and files a suit against you.

All policies are written with ‘Replacement Cost’ coverage, which pays the cost to replace your item with the same or similar item. If you remove this coverage from your policy, your item will be covered at ‘Actual Cash Value’, which pays only what the used item is worth today.

We highly recommend all customers have the Replacement Cost endorsement as it ensures you can replace your belongings if you have a claim. This coverage protects you from depreciation, which affects the items that are covered under your policy. Depreciation means that the T.V. you bought three years ago is worth less today than what you paid when you first purchased it.

Water Sewer Backup provides coverage for losses to Personal Property resulting from the back-up of sewers and/or drains and overflow of sump pumps. As an example, water that backs up from a drain, overflows in your sink, toilet, and even your shower damaging your furniture. This coverage covers your belongings up to $2500 per “occurrence”. In North Carolina the maximum benefit is $5000. In Maryland, the maximum benefit is equal to the personal property limit selected. In all states a $250 deductible applies.

Identity fraud occurs when a criminal uses your personal identification information such as a credit card number, to steal your financial resources. An example is a criminal acquires your banking information from a department store where you made purchases and makes additional purchases of their own for which you may now be held liable. Identity Fraud endorsement provides coverage, up to a specific amount, for expenses you incur such as attorney fees, document fees, court fees, lost wages, it does not pay for the actual credit card charges. This coverage applies even if a series of acts continues into a subsequent policy period.

The Hurricane Deductible applies to losses caused by a hurricane that is named by the National Hurricane Center. If your Hurricane Deductible is shown as a percentage, it is calculated as a percentage of the Dwelling Coverage. For example, if your home is insured for $200,000 and you have a 1% Hurricane Deductible, you would be responsible for the first $2,000 in damage caused by a hurricane. If you select a policy deductible that is higher than your Hurricane Deductible, the policy deductible will apply to losses caused by hurricanes instead (i.e., you cannot have a lower deductible for hurricanes than you would have for other perils).

The Earthquake Deductible applies to losses caused by an earthquake. The deductible for earthquake coverage is usually 10-20% of the limit of liability for personal property.

Earthquake coverage insures for direct physical loss to property caused by earthquake, including land shock waves or tremors before, during or after a volcanic eruption. One or more earthquake shocks that occur within a 72-hour period are considered to be a single earthquake.

Loss of Use, also referred to as "Additional Living Expenses", covers necessary increases in living expenses as a result of a covered peril if your home becomes unlivable. The coverage limit is based off of a percentage of your personal property coverage and cannot be removed from your policy.

Additional Living Expenses WILL:

• Cover the extra expenses up to a certain amount that you will pay if you have to stay in a hotel, or dine out, while your home is being repaired.
Additional Living Expenses WILL NOT:

• Pay your day-to-day bills such as your groceries or utilities.

Medical Payments pay regardless of fault for injuries sustained to non-resident parties in your home when you are not legally liable. Medical expenses can include charges for medical, surgical, x-ray, dental, and hospital stays up to the policy limit. An example is, your child has a friend over and the friend gets hurt while playing. This coverage is designed to help you avoid a liability lawsuit by providing quick payment for their immediate medical care.

Covers property damage to the property of others that was caused by an insured up to the amount listed on the policy. Intentionally caused damages are not covered.

Your Renters Insurance Policy includes limited coverage for loss by theft for jewelry, watches, firearms, and furs.

Silverware and other classes of property are subject to similar limitations; please review the special limits section in your policy for additional information. In order to provide coverage in excess of the special limits, your valuable items must be added as scheduled personal property.
